LOCATION

The land is situated on the edge of the village of Moneygall on the boarder of County Tipperary & Offaly. Moneygall is a well established village located at a confluence of routes, namely the N7, R490, L04016, and L04021. It is approximately 69km (43 miles) from Tullamore, 33 km (21 miles) from Birr and 14km (9 miles) from Roscrea. Moneygall is the local service centre for the surrounding area which is predominantly agricultural.

DESCRIPTION

The land is located on the outskirts of the village of Moneygall directly opposite the GAA club and is currently used for agricultural purposes. The entire will be directly affected by the N7 Castletown to Nenagh Scheme and there will be approximately 25.5 acres on one side of the road with circa 34.5 acres on the opposite side when the scheme is completed. The road scheme should open up a section of the land and substantially increase its profile. This will be further enhanced by the roundabout which will also be within close proximity.

The scheme in general will be a high quality dual carriageway approximately 37km in length. The existing N7 will remain in place to serve the local road needs. The scheme will start at the most easterly junction of the Nenagh Bypass and finish at the proposed Borris – In – Ossory interchange which will be constructed as part of the M7.M8 Scheme.

PLANNING

Moneygall has been designated as a village within Offaly’s settlement strategy as set out in Volume 1 of the County Development Plan 2003 – 2009. A development boundary has been identified for Moneygall and although the lands are outside this map there is the possibility of longer term development potential.

A public water supply scheme is available in the village and the mains sewer is also available. Capacity would need to clarified for additional development.
