LOCATION:
The property is located in South County Kildare close to the village of Nurney. The entire property has frontage onto two country roads between Walterstown Cross roads and Kildoon and also Kildoon to Mylerstown Cross roads. See aerial photograph.

The property is located appromximately 8km from Kildare, 16km from Monasterevin, 15km from Athy and 16km from Newbridge.

The M7 motorway is accessed on the edge of Kildare Town at Interchange 13. The Arrow rail service is also provided in Kildare town with a regular service to Heuston Station (35 mins) in addition to main line rail.

Nurney itself is a small village providing the essential services and facilities to the surrounding area such as schools, church, playing fields and convenience store.


DESCRIPTION:
This is a top quality farm laid out in one large division with extensive road frontage. Nurney Demesne is known locally for producing high quality crops with consistently good yields.

The property is approached via a long winding avenue leading to the residence and yards which are described as follows:

Residence:
Existing two storey residence which extends to approximately 418 sq. m. (4,500 sq. ft.)

The property is classified as a Protected Structure in the Kildare County Development Plan.

The entire provides the following general accommodation:

Approximately 20 hectares (50 acres) of the land comprises a disused quarry / pit. There is some remaining aggregates on the site and potentially additional sand and gravel reserves on the lands.

The land is level topographically and all classified under the ‘Fontstown Series’ in the Soils of Co. Kildare. These soils have a wide use range. Together with the soils of the ‘Athy Complex’, they are largely responsible for South Kildare’s reputation as a tillage area. With their light to medium texture, good structure ad friability, they are easily tilled.
