Sale of Brigade Lodge, Kilcullen, Co.Kildare


 

Joint Agents Jordan Auctioneers and Leinster Marts are delighted to have sold a fine property near Kilcullen, Co. Kildare. Brigade Lodge on circa 112 acres is situated between Kilcullen and the Curragh with good accessibility to a range of towns and to both the M7 & M9 Motorways.

The property was advertised for sale in two lots although the second lot comprising circa 79 acres sold prior to Auction for an undisclosed sum believed to be well in excess of the €650,000 guide price. This land is accessed via two separate rights of ways. There is also an old derelict farmhouse and yard on the lands. The lands are all in grass and believed to be high quality suitable for arable or grazing purposes.

Lot 1 which comprised Brigade Lodge on 33 acres was offered for auction and opened at a figure of €300,000 with four active bidders. The bidding increased to €580,000 at which point the property was declared on the market before being sold for a figure of €640,000. The property was bough by a Solicitor acting in trust for a client.

This lot is situated midway between the Curragh Plains and Kilcullen opposite Castlemartin Stud and comprised a single storey residence which is believed to be an old military brigade lodge with kitchen, sittingroom, bathroom and 2 bedrooms. The entire is in need of complete renovation although the land is good quality with extensive road frontage.

Commenting after the auction Paddy Jordan said ‘even in a difficult market the old adage of location, location, location holds true and this property had all three’.
