Sale of Popefield Farm


 

Jordan Auctioneers, Newbridge successfully sold 127 acres at Popefield & Barrowhouse, Athy, Co.Kildare on Tuesday last on behalf of the Hyland Estate.

Before a packed auction room auctioneer Paddy Jordan offered the entire in various lots commencing with a number of smaller lots in the townsland of Barrowhouse which is only a couple of miles outside Athy and described as lot 6, 7 & 8 in the advertising brochure & details.

Lot 6: 10 acres was sold for €135,000, Lot 7: 3 acres was sold for €55,000 and Lot 8: 7 acres was sold for €100,000.

Moving to the main holding at Popefield the 87 acres described as lot 4 was offered and bid to €800,000 at which stage it became obvious that there was more interest in the individual lots than the entire.

Lot 2 which comprised 12.2 acres was sold for €130,000k, Lot 3: 9.3 acres sold for €135,000 and Lot 5 which included 17 acres across the main road was sold for €240,000k.

The main house and yard on circa 65 acres described as lot 1 was then offered and sold for €725,000

Overall the 127 acres achieved a price of €1,520,000 which equates to approximately €12k per acre.

All the lots were bought by local people either through their solicitor or agent acting on their behalf and there were several bidders for each of the lots.

The entire was located on the Kildare Laois border just off the N78 and is circa 2.5 miles from Athy and the village of Ballylinan respectively. The land is easily accessible to a range of locations and the motorway can be accessed at either Portlaoise or Athy.

The modern dormer residence was constructed in the last 10 years and extends to approximately 1750 sq.ft of accommodation in very good condition throughout. The yard is located adjacent to the house with a number of sheds and outbuildings.

The land is all top quality and currently used for tillage purposes with a reputation for producing high yielding crops on a consistent basis. There is good road frontage with the main holding and the other Lots all have independent access and may be suitable for the construction of a private residence (subject to the usual planning permissions).

There was a single farm payment of €19,000 with the lands.
